Free roof check in LA: a roof inspection before the rain

About 45 minutes up top and in the attic, photos the same day, and a written list of what needs doing before the rain and what can wait.

The roof check is our roof inspection for the house you live in, and it's free. Most of the rain Los Angeles gets in a year falls between November and March, so book it before then, while there's still time to fix what we find on a dry day.

What the roof check covers

  • Valleys, gutters and downspouts, and whatever is blocking them
  • Step and counter flashing against chimneys and walls
  • Pipe boots, vent flashings and skylight seals
  • Cracked, slipped or missing tiles, and shingles that have lifted or lost their granules
  • On a flat roof, the drains, the scuppers, the parapet seams and anywhere water has pooled
  • The attic from inside, looking for daylight, damp boards and old water stains

Book one if

  • No roofer has looked at your roof for a few winters
  • You don't know when the roof was last worked on, or by whom
  • You've seen a stain, a drip or a slipped tile, even once
  • Last winter's repair is the one you're not sure about
  • Water stood on the flat roof after the last storm

When to book it

Roofers book up the week it rains. Booked in the dry months, your check gets a day while there's still a choice of days, and there's time to fix what we find before the first storm. We can't tell you when that storm comes. Some years it's late October, and some years it holds off until December.

Already raining? Call first. We stop the water with a roof leak repair visit, then book the check for the next dry week.

On the day

  1. Book it. We ring you within a few hours and you pick the day.
  2. On the roof, then inside. About 45 minutes in all, up top and then in the attic. You only need to be home if you want us in the attic.
  3. Before we leave. We tell you what we found.
  4. The written list. What needs doing before the rain, and what can wait. If you want the work done, your quote follows in writing, in 48 hours.

What it costs

Nothing. If the check finds work, you decide what to book, and when.

Questions about the roof check

Is the roof check the same as a roof inspection?

It's the inspection we do before the rain, for the house you live in. If a sale or an insurer needs a report, that's our inspection report, a separate visit. Tell us when you call.

What if you find something that can't wait?

We tell you before we leave, and it goes first on the list, under what to fix before the rain. Here is how a roof repair goes.

What if the roof is fine?

Then the list is short and says so. Keep the photos. Next time something looks wrong, you can compare.

Can you check it while it's raining?

We'd rather not. A wet roof hides cracks and isn't safe to walk. In the rain we stop the water, and the check waits for the next dry week.

The first-rain visit

A roof repair isn't finished until it has rained on it.
